Lutterworth has become one of south Leicestershire’s most talked-about locations for new build housing, with significant development activity along key commuter routes and around the town’s expanding edges. The town’s excellent access to the M1 and M6 makes it particularly popular with professionals and families relocating to the area. If you’ve recently received the keys to a new build in Lutterworth, Koti Homes is ready to help with expert flooring supply and fitting. We work exclusively with new build homes, and our Leicester-based team brings the local knowledge and specialist expertise your new property deserves.
Why LVT Is the Best Choice for Your New Build in Lutterworth
For new builds in Lutterworth, Koti Homes recommends LVT — Luxury Vinyl Tile — as the flooring of choice. LVT is fully waterproof, which means it can be safely used in every wet or moisture-prone area of your home, including kitchens, bathrooms, en suites and utility rooms.LVT also lasts around 20 years with normal use. It’s compatible with underfloor heating, available in a vast range of wood and stone effects, and easy to keep clean and looking great for decades. Whether you’re fitting out an open-plan ground floor or a downstairs WC, LVT delivers. View our full flooring options to find your style. We fit glue-down LVT from Invictus, Karndean, Amtico, J2 Flooring and Brampton Chase.
Carpets for New Builds in Lutterworth
Carpet remains the preferred choice for bedrooms, stairs and landing areas in new builds across Lutterworth, and Koti Homes offers a carefully curated selection. Twist pile is our first recommendation for stairs and high-traffic hallways — it’s hardwearing, holds its appearance under pressure, and is the go-to choice for families with pets. Saxony carpet brings a deep, plush luxury to bedrooms that other flooring types simply can’t replicate. Loop pile offers a sleeker, textured look suited to studies or living rooms. Our carpet range includes Abingdon’s Stainfree collection (complete with a lifetime stain guarantee), as well as products from Invictus and Cormar. Carpet can be fitted the day after key handover, alongside your LVT. Our carpet FAQ has answers to the most common questions.
Bathroom Vinyl
For bathrooms and en-suites we fit sheet vinyl from Polyflor and Comfytex: fully waterproof, warm underfoot and easy to clean. Koti fits glue-down LVT and carpet throughout the rest of the house. We don’t fit click LVT, laminate or tiles.

Yes — Koti Homes covers Lutterworth and the wider Midlands. We specialise exclusively in new build properties and can start fitting the day after you receive your keys.
How soon can flooring be fitted after moving into a new build?
We can start fitting the day after key handover. We prepare the subfloor with a damp-proof membrane and levelling compound first, so there’s no need to wait.
Why does Koti use glue-down LVT?
Glue-down LVT is bonded to a levelled, damp-proofed subfloor, so it stays stable as a new build settles. It’s waterproof and works with underfloor heating.
